The purchase of a new home may prove to be the largest single financial investment many people may make in their lifetime, therefore, the importance of fully protecting such an investment cannot be overstressed.
Title insurance is perhaps the most unique form of insurance offered today.  The product is not new, first issued in 1878, but it remains widely overlooked or taken for granted by most consumers.
Title insurance differs from other types of insurance by protecting against future losses from events that happened in the past.  There are no annual premiums.  One premium, based on the amount of the sale or mortgage, is paid when the policy is issued and is good for the life of the policy.
Title insurance protects the insured from losses that result from claims of  ownership or interest to the land.  Transactions in the past chain of title, could now affect the validity of ownership held.  Examples are forgery, incomplete probate, clerical errors or that lack of the signature of someone with a claim to ownership, such as a spouse or a missing heir.

How the search is examined, interpreted, then transferred to the preparation of closing documents makes all the difference in the world.
